Pinewood In All Its Glory-My First Full Flip

As you know, life threw me a big fat comma on October 12, 2016. I was in the final days of my first full flip, on my way to meet my electrician for a final walk-thru when I got the call. Life continued at lightening fast pace but, as you can imagine, I was just getting through. Once I was functional and back to work, I had no time, or desire for that matter to share my work. Now, here we are 16 months later and my crew and I have flipped 8 houses and are in the middle of three more! If you follow me on Instagram or Facebook you’ve probably caught a few photos along the way but there’s nothing like a comprehensive blog post with juicy details, right?

So let’s dive in, shall we? This is Pinewood BEFORE:

IN YOUR FACE UGLY!

From top to bottom, side to side, this house was a total eyesore. It wasn’t just dated, it had never been updated! Built in 1963 (that story to come), the home had seen it’s fair share of abuse.

The front entry opened into a good sized living room with oddly placed burgundy walls and really, really stinky carpet.

There were two doors on opposite ends of the room that led to the kitchen and dining area.

The kitchen and dining room were separated too, by a weird wall and a rotting pennisula/upper cabinet configuration.

Oh, and this graced the floor of the dining room.

There were “safe spots” along the way but for the most part, all of the subfloor was falling thru. Made for a really interesting demo!

Yep! It all came down and out! Literally down to the dirt in the kitchen, where the floor joists were completely destroyed.

Three dumpsters and a crew later, my vision began to come to life!

I know, it looks insane to most but I promise, I could see it finished! That excitement kept me going through the hot summer days. Oh, I forgot to mention, it was JULY in Arkansas! You know, when breathing gets tough and bodies get real sticky!

Yeah…fun!

Slowly but surely, it came together though. Before the sheetrock went up, the house got a few new “bones”. Support beams had to go into the attic to make up for the support lost when the walls came down. This could have been achieved with columns but I wanted the entire space open. Then came the expensive, boring stuff like rough in plumbing and electrical which took several weeks but once those were done the finishing began!

The door from the kitchen to the garage was framed in to extend the length of the kitchen on the right side and that door at the end was centered and framed for a pocket door.

I know the neighbors heard me scream the day I walked in and the cabinets were up! I mean, it was really starting to look like a house again! What can I say? My enthusiasm is not easily contained and I’m shameless.

I chose Sherwin Williams’ Requisite Gray for the cabinets, giving a subtle contrast to the Alpaca walls. The entire house was adorned with crown molding which was painted in Simple White. Crisp and beautiful!

We’re gonna sink our teeth into all the details I loved the most (like the fireplace transformation and the frosted door) but I couldn’t make you wait for the after pics…feast your eyes on all the goodness!

Dramatic difference, huh? We painted the brick, added cedar shake (maintenance free vinyl) to the gable and wrapped the columns for a bolder look. New shutters, built by yours truly (tutorial coming), a new entry door and iron accents for the garage door really took the exterior to a new level. We loved on the yard a little and landscaped with rich, red brick.

Night and day, am I right? So tell me, could you have envisioned it looking like this or would you have run from this one?

I wanted to run away DURING the flip, several times, actually! There were many challenges but they taught me so much.
